Glades RV Resort Rules & Regulations

Please use common sense and courtesy. Remember, you are a guest. Please respect and protect our property and be considerate of other guests. The following policies are in place to preserve the quality of life here at the resort. Your decision to be our guest includes your agreement to adhere to these rules. Thank you for your understanding and cooperation.


SPEED LIMIT: SLOW DOWN!
The resort speed limit is 15 mph on the main road and 7mph on side streets. Please watch out for pedestrians, pets, golf carts, wildlife, bicycles, speed bumps, etc.

QUIET HOURS
10 p.m. until 7 a.m. Please note that Glades County Citizens Patrol is on duty 24/7.

OCCUPANCY
Rates are based on two (2) occupants. There is a $3 per day/per person charge for any additional guests.

INSURANCE
It is the responsibility of all residents and guests to carry insurance on all RV’s and vehicles in use within the resort.  

VISITORS
You are responsible for your behavior and for the behavior of your guests. Guests who have not registered or paid are not entitled to use the resort facilities such as showers, pool and recreational equipment, and will be asked to exit the resort.

FIREARMS/HUNTING/FIREWORKS
No hunting or firearms can be discharged within 1,000 feet of park property. Fireworks are NOT permitted in the resort.

NUISANCE PLANTS & ANIMALS
Under no circumstances are residents permitted to take self-action and must report nuisance problems to the office for remediation.

CONDUCT/DISCRETION
 Management may refuse accommodations or service to any person, whose conduct on the premises of the resort displays intoxication, profanity, lewdness, or brawling; who indulges in such language or conduct as to disturb the peace or comfort of other residents or guests; who engages in illegal or disorderly conduct; or whose conduct constitutes a nuisance. Such refusal of accommodations shall not be based upon race, color, national origin, gender, physical disability, or creed. Lessee agrees that should it become necessary for the police to be called to the site for any type of disturbance whatsoever on more than one occasion, Lessee shall be subject to immediate eviction without defense thereto or refund.

Vehicles

GOLF CARTS
Carts are to be operated by licensed drivers only. NO CHILDREN under the age of 16 are permitted.

ATV'S
Are allowed only if they have turf/street tires. NO Knobby off-road tires are not allowed. ATV tires are prohibited.

VEHICLE MAINTENANCE
No oil changing, or other vehicle or boat maintenance is permitted in the Park.  RESIDENTS SEEKING VEHICLE MAINTENANCE ARE WELCOME TO CONTACT THE OFFICE FOR THE ON SITE MECHANICAL SERVICE SHOP.

VEHICLES ON SITE
Only vehicles less than 10,000 lbs. are permitted to park on a site (except RV’s). Other larger vehicles, trailers, and boats may park in the storage/maintenance area with prior registration at the office.

PARKING
No parking in the street or on vacant lots. Please keep all personal property and vehicles on your assigned site.

WATERING POLICY
Landscape and any outside watering is only permitted on Wednesday from 6am to 9am. Any exterior water connection must be registered at the office for additional fees.

SMOKING
Smoking is not allowed in ANY resort building. Violators will be asked to leave the resort.

ADULT SUPERVISION
An adult MUST always attend children in all common areas (Pool, Activity Center, Marina etc.)

FlRE PITS/CAMPFIRES
Recreational outdoor campfires are permitted in a raised, self-contained metal fire pit and at the resort fire ring area. Campfires must always be attended to. Absolutely no burning of garbage, refuse, etc.

MAX SITE RENTAL
The maximum annual site rental to one party is two RV sites.

PICNIC TABLES
Picnic tables are not to be moved to other sites. Annual park residents are required to provide their own picnic tables. All others are provided on a first come, first served basis and based on availability.

BOAT TRAILER STORAGE
Please contact the office for rates.

SOLICITORS
Soliciting is not allowed in the resort and all offenders should be reported to the management immediately.

MAIL
Your mail may be picked up after 12 p.m. at the office. All guests receiving mail have an individual mail slot.

CLOTHESLINES
Clotheslines are not permitted. Portable, collapsible/retractable drying racks are permitted.

BOAT RAMP
Boat ramp is only for use of registered guests. Please remove your vehicle from ramp promptly after loading or unloading. Annual boat ramp passes may be purchased by non-residents at the Glades office.

ACTIVITIES
No one is allowed to schedule activities that will conflict with scheduled park activities without prior written consent.

Rent

Rent and Electric Payments are due the 1st of the month. Payments are considered late on the 6th and a late fee of $50 will be charged to your account.

Returned Checks: Will be charge $45.00

Annual monthly rent and electric payments under $1,000 must be paid through our online payment portal. See office for details.

Assembly:  Any assembly of more than 10 people must be contained on the host site, and requires written permission from the park office.

Pets

LEASH
All pets must always be kept on a leash unless in the designated pet area. Any unrestrained pet will be considered feral and reported to animal control.

CLEAN UP
You are required to clean up after your pet. A fee of $50.00 will be charged for failure to clean up after your pet.

PROHIBITED
Pets are not allowed on the golf course or any resort recreational areas at any time nor in any resort building.

CONTROL
Please control barking dogs and other noisy pets. Owners are required to demonstrate full control of their pet and its behavior. Pets may not be left outside when owners are away, nor may they be left inside the RV to continually bark. Excessive barking, growling, or any aggressive behavior will not be tolerated.

RV Sites

CHECK-IN/CHECK-OUT
Check-in time is 12 p.m. Check-out time is 11 a.m. Late check-outs may be available upon prior approval of resort management. Please contact the resort office for arrangements.

SITE UPKEEP
Lessee shall always keep and maintain the site in a clean (free of garbage) and sanitary condition, and upon the termination of the tenancy shall surrender the site to Lessor in as good condition as when received, ordinary wear and tear excepted. At the request of Lessor, as needed, Lessee shall clean their RV. If Lessee fails to do so to the satisfaction of Lessor, then Lessor shall have the RV cleaned by a cleaner of Lessor's choice and Lessee shall be charged the cost of such cleaning.  All loose items must be kept off the grass and around your cement pad/rig, so our maintenance team is able to maintain the grounds. Guests are to keep sites neat, trimmed, and clean. Negligence will result in the Glades performing upkeep and invoicing the site resident.  All personal property must be placed inside the unit or storage shed, if any.

HURRICANE SEASON
If residents leave their sites for longer than one month during hurricane season (July-November), exterior items should be secured inside or strapped to the ground.

SEWER CONNECTION
Annual residents are required to provide hard sanitary plumbing for sewer connection to park specs. The State of Florida and County Health Department require a sewage donut. If yours is broken or does not fit, you must replace it.

RESORT GROUNDS/SITE ALTERATIONS
Absolutely NO alterations, additions or deletions, whether free-standing or attached, shall be made to the unit or site without prior WRITTEN approval from management. This includes additions, screened rooms, sheds, tent sheds, auto shelters, air conditioners, concrete and landscape changes including removal or trimming of trees.

SITE IMPROVEMENTS
Annual residents requesting improvements on site must submit a written proposal with a drawing to the resort office. Driveways and landscaping improvements may require the resident to maintain their own landscaping care if there is insufficient space for the resort’s mowing crew. The park must insure that improvements do not intrude upon underground utilities, storm water areas, off site property, etc.  A Building Permit from Glades County is required.

DAMAGE
Guests will be held liable for any damage done to RV pads or hookups. Please do not drive over or park on the concrete pad. Residents with structures or carpeting etc. on site are responsible for restoring the lawn/land to its original condition upon any work required or upon vacating the site.

TRASH
Bagged trash and bundled plant litter will be picked up at your site on Monday, Wednesday, and Friday.  Please leave bagged garbage on you curb by 9:00 am. DO NOT LEAVE OVERNIGHT, unless kept in a tamper proof container. Please call the office to schedule large trash removal. Tree and Plant Litter Pickup: Monday, Wednesday and Friday 8:00am
Bagged Garbage Pickup: Monday, Wednesday and Friday 9:00am
All other smaller refuse (non-deteriorating): Friday 10:00am No charge
Large Items including but not limited to appliances and furniture will be picked up and removed for a cash pick up fee ranging $10-$30 for 40-150 lbs.

ANTENNAS/DISH
No antennas or outdoor reception devices shall in any way be attached to or protruding from any unit or site, except small DBS satellite dishes less than one meter in diameter (39 inches) and broadcast TV antennas (over-the-air and multichannel multipoint antennas).

SITE ASSIGNMENT
Changing of sites is not allowed without management approval. Reservations are not guaranteed as to actual site location. The Glades RV Resort will make every attempt to accommodate your site/location request.

USE OF SITE
Sites are not to be used for any business/commercial purpose. Advertising signs may not be erected on the RV site. Additional vehicles and structures exceeding 300 sq ft would be considered a premium site. Park Models are a premium site. Check with Office for use of the Storage yard. Soliciting is not allowed in the resort and all offenders should be reported to the management immediately.  Clotheslines are not permitted. Cabins

CHECK-IN/CHECK-OUT
Check-in time is 2 p.m. Check-out time is 11 a.m.

DAMAGE
Guests will be billed for any missing items and/or interior or exterior damage to the cabins. Please do not move the furniture. An extra charge will be applied for rearrangement.

PETS
A maximum of two pets are permitted per accommodation.
Daily and weekly fees are $20.00 per day per pet, non refundable.
For stays one month or longer, fees are $100.00 per month per pet, non refundable.
We will hold your credit card information on file and if any damage occurs there will be additional charges.

NO SMOKING!
A charge of $250.00 will be added for any smoke damage.

Please lock the door, turn off the A/C and leave the key in the room when you check out. 

Pool

POOL HOURS
Open at 8 a.m. - Closed at Sunset (unless otherwise posted at the pool by management).

PERMITTED
Pool privilege/use is for residents only. All guests must register at the main office prior to use.

RULES
Pool rules are posted as required by law. Please review and observe them, and shower before use.

LIFEGUARD
No lifeguard is on duty. Swim at your own risk. NO diving please.

EQUIPMENT
Do not interfere with the pool vacuum or any other equipment.

All children under the age of 16 require a guardian at all times.

Resort Buildings and Recreational Areas

Use of these amenities is a privilege. Please clean up after yourself. You are responsible for damages done by your guests.

If you see a problem, or need the building unlocked, please notify The Glades Office.

RESORT OWNER’S NON-LIABILITY

Resort Owner shall not be liable for damages to person or property sustained by Guest or Guest(s) invitees or other persons occasioned by or through acts or omissions of other resort guests or other persons in the resort, or for any damage or injury to any person or property which occurs on the premises resulting from the use of the recreational facilities of the resort, or for any claims of any kind whatsoever to be made pursuant to tort, contract or any other statutory or common law basis for a claim of any kind whatsoever relating to the use and occupancy of the resort or of any of the facilities located therein, unless such liability arises from Resort Owner's failure to perform a duty or negligent performance of a duty imposed by law.
